Superimpose and LEAP won an invited masterplan tender as a consortium for Greentown Associated Fund Platform for a new financial town along the Chongyang Xi river north of Nanping city in Fujian province. The scheme displays a creative and smart proposal with a focus on creating a ecological vision towards business park developments. This ecological approach is reflected in the name of the proposed development: ‘ECO-BD’.
The green environment alongside the Chongyang Xi river adjacent to the four sites of the masterplan is extended into a central ‘eco-spine’. In order to strengthen this concept, four wide green eco-bridges are connecting the four plots of the masterplan. By rotating the site’s grid and massing, the site opens up towards its periphery, creating good arrival situations for the office towers, and establishes a visual connection with the light-rail station in the South west. The massing approach is creating opportunity for two types of office typologies: office towers placed along the southern side of the development creating a business street and business landmark on the south, and flexible office blocks along the central ‘eco-spine’.
Often, the planning of these kind of low-rise business parks results in an unorganised repetition of similar elements. The masterplan proposal of Superimpose and LEAP creates a vibrant and well-planned pedestrianised public realm with a sequence of public plazas which intersect with green coming from the ‘eco-spine’. It is at this intersection where public program is located such as retail hubs, theaters, F&B pavilions, outdoor terraces and experience centers.
